A Quick Summary of Application Criteria

Income Icon


All occupants 18 years of age or older must complete an application and pay the application fee. Applicants may not be removed from consideration after background screening is completed. If one or more applicants do not meet the requirements, the application will not be reconsidered.

Income must be at least 3x the monthly rent amount and expected to continue for the duration of the lease term. Only full-time occupant’s income will be considered. Married couples and residents over 18 may combine income. Three recent paystubs are required to verify income. If self-employed or retired, we will require recent bank statements.

Cosigners may not be used for income qualification.

Rental History

Your previous residences must be free of evictions, judgments or unpaid rent.  Owning your previous residence can take place of rental history.  Previous occupancy must be verifiable.

Credit History Icon

Credit History

A credit report will be processed for each applicant. The minimum credit score required is 600 for each occupant 18 years or older. All applicants must meet minimum credit score requirements to be considered.

Please note that credit decisions are based upon the report we receive from our credit provider, and may vary from other credit bureaus, services, or apps. Meeting credit requirements does not guarantee approval, and applications may still be declined for other factors.

Criminal History

A criminal background check will be conducted for each applicant. An applicant will be automatically declined for the following:

  1. Any felony conviction less than 10 years old.
  2. Any felony conviction, where the date of sentence completion or parole completion, is less than 7 years old.
  3. Evidence of multiple felony convictions.
  4. Any offense requiring registration as a sex offender.

*Applicant may be required to provide documentation showing date of sentence completion or parole completion.

Occupancy Standard

The number of occupants may not exceed 2 people per bedroom.

Pets Icon


Policies on pets vary according to the home. However, we do not permit the following breeds of dogs: Akita, Alaskan Malamute, American Bull Dog, Belgian Malinois, Cane Corso, Chow Chow, Dingo, Doberman, German Shepherd, Mastiff, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Terrier, or Wolf Hybrid. Puppies and kittens are not allowed; pets must be at least 1 year old. Exotic animals, including but not limited to rabbits, rodents, and reptiles, are not permitted.

Pet deposits are required and will be held until termination of the lease and evidence that there are no damages of any kind to the property or common areas.

Smoking Icon


We do not allow smoking of any kind inside our homes.

Identification Icon


All applicants must provide a copy of their driver's license or other approved photo ID.

Automatic Decline

Applicants will be automatically declined for the following: open bankruptcy, prior eviction, judgments, collections, unpaid rent, invalid SSN, falsified application, felony conviction (see Credit and Background section), or failure to pay application fee.
