Q: What are your credit requirements?
A: 600 or Above: No cosigner required
550 – 599: Cosigner required (Cosigner must be non-occupant, minimum 700 score and
meet application requirements)
549 or Below: Automatic Decline
No Score:Cosigner, alternative credit, or with qualifying applicant 1.5x deposit.
*Please note that adequate credit score alone does not guarantee approval.
Applicants may be declined for other background items that don’t meet criteria as well.
All applicants must meet the credit requirements.
Automatic Decline: Applicants will be automatically declined for the following: open bankruptcy,
prior eviction, judgments, collections, unpaid rent, invalid SSN, falsified application, felony conviction
(see Credit and Background section), or failure to pay application fee<
Q: How long will you hold the house for?
A: We can typically accommodate a move-in up to 30 days from the date the application is submitted (depending on the homeowner’s approval).
Q: How long does it take to process an application?
A: Applications are usually processed within 1-2 business days, but may take longer if there is missing/ incorrect information or we do not receive a timely response from references.
Q: How will I receive notifications about my application?
A: Once the application is received, a member of our team will contact the applicant via email to request documents listed on our rental application.
Q: What are your restricted breeds?
A: Policies on pets vary by home and are usually included in the rental listing.
However, we do not permit the following breeds of dogs: Akita, Belgian Malinois, German Shepherd,
Doberman, American Bull Dog, Pit Bull, Staffordshire Terrier, Rottweiler, Chow, Mastiff or Wolf Hybrid.
Puppies and kittens are not allowed; pets must be at least 1 year old. Exotic animals, including but not limited to:
rabbits, rodents and reptiles, are not permitted. Pet policies are strictly enforced.
Pet deposits are required and will be held until termination of the lease and evidence that there are no damages of any kind to the property or common areas.
*Service and support animals are not considered pets and do not require an additional deposit.
However, they still must be disclosed and verified. Please let us know if you have a service or support animal,
and we will provide you with the necessary verification forms to complete.
Q: I just applied online, what do I need to do now?
A: Please send us a clear photo of your driver’s license and 3 most recent paystubs (2 most recent bank statements if self-employed).
These documents may be faxed to 520-441-2821 or emailed to Leasing.Tucson@RentalsAmerica.com.
Q: When are deposits due?
A: Once your application is approved, all deposits must be paid and a lease agreement signed within 48 hours.
